The Midway Report

My 60-second read on the month, written for families and owners in the district.

November 2026 edition, covering October

251 homes for sale in Midway ISD, and more than half have already cut their price.

Buyers are still buying. Over the last twelve months 760 homes sold in the district, nearly the same as the 780 the year before, and the typical home sold in about 36 days. What changed is the competition. There are 251 homes for sale right now with 40 more under contract. Of those 251, 147 have reduced their price and 104 have been on the market longer than 90 days. The typical home for sale has been listed 72 days.

The good news for sellers is that fewer listings are giving up. Over the last year about 1 in 10 Midway listings expired without selling, down from 1 in 6 the year before. Homes that are priced right still move.

For families buying

This is the most choice you’ll have had in a while, especially between $300K and $600K. Look closely at homes listed since summer that haven’t reduced, and ask why. A fresh listing priced honestly will still go quickly.

For owners thinking of selling

You’ll be one of 251. Price it right in the first two weeks, because a price cut in month three rarely catches up. Photos, condition, and school zone are what make a Midway home stand out.

Homes that didn’t sell

When a home is listed, the seller and agent agree on a time frame. If the home doesn’t sell before that time runs out, the listing “expires.” Here’s how often that happened in Midway ISD.

1 in 10listings expired without selling in the last 12 months (10%)
1 in 6expired without selling the year before (17%)
182 daysthe typical time those homes sat on the market before expiring

The takeaway: fewer Midway listings are giving up than a year ago, but the ones that don’t sell tend to sit for about six months first. Getting the price and presentation right in the first few weeks matters.

The agent behind the numbers

I’m Kimberly Lynn, a REALTOR® with Kelly, Realtors and a Midway ISD mom. My kids go to school here and I serve on the Chapel Park Elementary PTA, so when I talk about school zones and neighborhoods, I’m talking about my own community. I pull these numbers from the MLS myself every month because families deserve better than a national website’s guess.

How these numbers are made

All figures cover single-family homes listed in the MLS with Midway ISD as the school district. Sold counts are closed MLS sales by month. “For sale” is every active listing on October 29, 2026. Days on market is the median. Expired share compares listings that expired unsold to listings that sold over the same twelve months; listings the seller cancelled or withdrew are not counted. Sold prices are not shown on this site.

Based on information from the North Texas Real Estate Information Systems, Inc., for the period October 2024 through October 2026. Data deemed reliable, but is not guaranteed accurate by the MLS or NTREIS. Statistics compiled by Kimberly Lynn, REALTOR®, Kelly, Realtors. Last updated October 29, 2026.
